Sam Soderhome, representing Sodor Custom Builders, and engineer Bob Griffin presented a Notice of Intent for 146 Bridge Street, a 2.66‑acre property near the Beverly town line undergoing extensive renovation. The proposal calls for removal of two failed septic systems, a replacement septic system sized for an 11‑bedroom dwelling, utility improvements (a new transformer and replacement water main), and a roughly 1,600 sq ft impervious stone patio in the rear yard that will drain to a new ~400 sq ft infiltration bed.
Griffin described jurisdictional lines: a front‑yard buffer, a perennial (treated conservatively as perennial) stream draining from adjacent parcels and a 100‑ft/200‑ft riverfront zone at the rear. He said approximately 200 sq ft of work will occur in land subject to coastal storm flowage in the backyard and about 700 sq ft of work in the front yard associated with utility and driveway work; the team will supply those square‑foot calculations in writing to staff and to the Department of Environmental Protection.
Commissioners pressed on stormwater and mitigation. The applicant said the infiltration bed will receive roof, driveway and patio runoff and that the project will result in more stormwater being infiltrated than presently occurs. Commissioners requested a site visit to verify delineation and to review access constraints; the applicant agreed and the hearing was continued to the next meeting with a site visit scheduled for Dec. 6.
Next steps: the project team will deliver written clarification of impervious/temporary impacts to the Conservation Administrator and to state reviewers, and the commission will perform a site walk before final deliberation.
