Planning staff said the building footprint did not change but exterior façade work and a decorative fence were added; the board conditioned approval on maintenance of the faux‑hedge fencing and required the applicant to ensure the material is properly affixed and maintained to the satisfaction of the town so it does not degrade or detach over time.
The board found the changes to be minor and a type‑II action under SEQR (no further SEQR review required), and adopted a resolution to file the approval with the town clerk and notify the applicant of the conditions.
