Marshall County supervisors approved two zoning variances and adopted an amended preliminary and final plat for the Chapatra subdivision after staff reviewed legal descriptions and a Board of Adjustment recommendation.
Tyler from planning and zoning described variance 2026-V6034 as a setback/dimensional variance in an A-1 zone created when splitting a residence from a farm parcel; the Board of Adjustment had reviewed the request and recommended approval, and the supervisors approved the variance and authorized the chair to sign.
A second variance, 2026-V6035, asked for relief from the minimum-acre requirement in A-1 zoning for a parcel intended to host utility infrastructure tied to a substation replacement. Tyler said notices produced no neighbor objections and the Board of Adjustment had approved the variance. Supervisors approved 2026-V6035 and authorized the chair to sign.
Tyler and Sarah Badger (Auditor/Recorder assistant) also explained corrections to the Chapatra subdivision final plat: lot 7 was removed because ownership had not transferred to the intended owner and a mistyped bearing was corrected. The board adopted amended resolution 2026-000010 to record the corrected plat.
Why it matters: The variances clear legal and dimensional hurdles for parcel splits and utility placement; the plat amendment corrects the county record and removes an improperly described lot.
