The Midvale City Planning Commission approved a preliminary subdivision consolidation plat that will combine adjacent parcels at 7285 South 700 West to enable Unique Auto Body’s planned expansion.
Planning presenter Jonathan explained the plat consolidates parcels formerly used for heavier industrial activity, meets the city’s preliminary-subdivision standards and will simplify development of a replacement facility. He told the commission staff reviewed the application under the applicable subdivision chapter and recommended approval.
A commissioner asked whether the proposed use aligns with the Midvale Main Street RDA and the nearby transit‑oriented development goals, noting the area emphasizes walkability and neighborhood-serving retail. Planning staff and applicant Chad Weller responded that zoning controls permitted uses and that the consolidation is a plat decision rather than a land‑use text amendment; Weller said the consolidated site will replace the business’ existing location once construction is complete and noted the project will generate sales tax and redevelopment activity.
A motion to approve the preliminary one‑lot consolidation plat, with findings in the staff report, passed on a roll‑call vote. Chair Edwards, Commissioner Ludlow, Commissioner Anderson and Commissioner Rocky voted yes.
Staff advised the applicant to continue coordinating with city staff on final plat requirements before building permits are issued.
