Board approves GMP amendments for Carl Albert and Midwest City indoor practice facilities; Del City project faces delays

At a May 4 special meeting, the Midwest City-Del City Board of Education approved guaranteed maximum price amendments for indoor practice facilities at Carl Albert High School and Midwest City High School, and heard an update that the Del City project faces site-specific delays.
Dr. Cobb presented the Carl Albert amendment (GMP No. 27) and described modest design changes — for example, replacing some locker-room block walls with high-impact chipboard — and said the two projects discussed are running under budget by roughly $150,000 each. "We're actually under budget; it's coming out about $150,000 each under budget," Dr. Cobb said.
Architectural renderings were presented by Jordan of Mus Architecture, who walked trustees through exterior and interior visuals, including the entry, team room, weight room and locker-room finishes. Jordan noted small branding and imagery updates requested by district leadership and identified custom FRP (fiber-reinforced plastic) for locker-room graphics.
Staff told the board the Del City facility differs from the other sites because it is part of a fine-arts package, includes multiple site elevations and has underground utilities and parking issues that must be resolved. Plans are scheduled to be completed by the end of July, followed by a 30-day public/bid period; staff said they expect bids by the end of August and hope for a September board award if scheduling permits.
The Midwest City GMP includes additional dirt work not required at Carl Albert. A project representative explained the difference: Midwest City requires removing roughly five feet of existing soil and replacing with select fill and aggregate layers, which accounts for much of the cost variance between the two GMPs.
Both GMP items were approved by roll-call vote with recorded affirmative votes from trustees present. Board members thanked staff and designers and moved on to subsequent agenda items.
Next steps: incorporate the turf phase (to be presented next meeting) and proceed with bid and procurement schedules for each facility.
