The Town of Taos Historic Preservation Commission voted to approve a certificate of appropriateness for exterior rehabilitation at 104 Terracina Lane.
Architect Douglas Patterson and Aria Bowden presented a plan to replace deteriorated lintels, corbels and windows in-kind, repair and re-stucco exterior walls, and replace worn porch and stair treads on the 120+-year-old adobe building. Presenters said colors, window materials and the building footprint would remain consistent with the historic appearance.
Commissioners asked clarifying questions about materials, timing and accessibility. Staff confirmed the application was for rehabilitation, not expansion, and recommended conditional approval if the work conforms to the historic overlay standards and obtains required permits and inspections.
A motion to approve the certificate of appropriateness was made and seconded; the roll-call vote recorded Commissioner Quintana, Commissioner Cantu and Vice Chairman Vernon Luhan voting to approve the application.
The applicants said they expect to begin work in warmer months and complete major repairs over an extended construction period. The approval is conditioned on compliance with local permitting, building inspections and any conditions the commission specified when it adopted the motion.
The commission closed the public hearing and moved on to staff updates.
