Forevergreen Heights Phase 4 recommended; road improvements tied to roundabout

The Coralville Planning & Zoning Commission on Jan. 7 recommended approval of a PUD‑B site plan and both preliminary and final plats for Forevergreen Heights Phase 4, Part 1. Staff said the site plan is consistent with the Forevergreen master development plan and that the plats meet filing requirements.
Commissioner Freidhof asked whether Forevergreen Road would be in place before the roundabout and whether there would be two separate entrances to Dubuque Street during the phase; staff member Dave Johnson said there would not be two separate entrances in this phase. Commissioner Holderness asked about the schedule for public improvements; Johnson said the developer must improve Forevergreen Road to the roundabout point and that construction of the roundabout would be a partnership between the city and the county.
Commissioner Wenman asked whether the school district is still considering a school site on the property; Johnson said school district capital projects have changed and are on hold, and that the district is unsure of the timing and type of school for the site. When a member of the public asked about the start date, Johnson said work would most likely begin in Spring 2026. The Commission recommended approval of the PUD‑B site plan (motion by Commissioner Freidhof, second by Commissioner Moniza), the preliminary plat (motion by Commissioner Wenman, second by Commissioner Moniza) and the final plat (motion by Commissioner Holderness, second by Commissioner Dokun); all motions carried 6-0.
