Commission conditions Kensley master plan to extend Road A to Long Hollow Pike

The Planning Commission approved the Kensley preliminary master development plan with a revised transportation condition that requires Road A to extend to Long Hollow Pike as a collector road — or, at minimum, that the developer dedicate the right‑of‑way and necessary construction easements.

Engineering staff member Aaron framed the request as part of Gallatin’s 2020 multimodal transportation plan (Project 16), which identifies connections between Long Hollow Pike and the Bison Trail Extension as necessary as the area develops. "We'd like to see something between Saint Blaise and Greenlee," Aaron said, explaining the connection’s role in completing the collector network.

Applicant Donovan Degree said the developer agrees with the revised condition language and that the parties will continue to work with engineering on precise wording. The commission moved to amend condition 8 to include the extension or dedication language and struck condition 9, then approved the plan as amended.

The amended condition states that if and when plats or plans are submitted that include the agriculturally zoned property, it is understood that Road A is to extend to Long Hollow Pike as a collector road or, at a minimum, necessary right‑of‑way and construction easements will be dedicated. The motion carried on a voice vote with no named roll‑call recorded in the transcript. Staff said it will reflect the amended condition and forward the recommendation to city council.

Implementation: the applicant agreed to continue coordinating with engineering on the technical language before final submittal.
