The Davison County Planning Commission on Jan. 7 recommended that the Board of Adjustment approve a variance permitting Ken Johnson to locate a proposed garage roughly 30 feet from his property’s front lot line in the Agricultural Residential District.
Deputy Director of Planning & Zoning Karen Wegleitner explained the variance application for Lot 18 of River Bluffs Addition and said the proposal represents a +/-45-foot variance from the 75-foot minimum front-yard setback. Applicant Ken Johnson told the commission the residence would be moved back to comply with a 2021 variance and that the garage would be located about 30 feet from the front as shown in his plan.
Commission member Chris Nebelsick moved to recommend approval to the Board of Adjustment, seconded by Dave Anderson. Chair Bruce Haines, Vice Chair Steve Thiesse, Ray Gosmire, Lewis Bainbridge, Chris Nebelsick and Dave Anderson voted aye; Mike Blaalid was absent and not recorded as voting. The motion carried.
The commission record notes Johnson indicated the garage design presented at the meeting may change but that the front setback would remain about 30 feet. The variance recommendation advances the matter to the Board of Adjustment, which must take the final vote and issue any permit or conditions.
Next steps: the Board of Adjustment will consider the recommended variance and any conditions before issuing a final decision.
