Planning board rejection puts Sunrise Sharon project on uncertain footing

At the Feb. 9 EDC meeting Planning Board Chair Rob Maidman reported that Sunrise Sharon failed to win site‑plan approval; the applicant could seek another site, abandon the project, take the matter to Town Meeting to change lot rules, or file suit.
Rob Maidman, who also serves as chair of the Planning Board, told the Economic Development Committee that the Sunrise Sharon development did not receive the necessary votes for site‑plan approval and therefore "will not proceed as it did not receive the necessary votes for site plan approval from the Planning Board."
Maidman outlined four potential options for the applicant: look for another site, walk away from the proposal, go to Town Meeting to seek a change to the maximum footprint allowed on the lot, or sue the Town. He said the project’s financial uncertainty, potential negative impacts on the neighborhood and a development agreement that "did not adequately address concerns" were central reasons for the rejection.
Cheryl Rosenfeld asked about alternative uses for privately owned land parcels; Maidman agreed to find and share a local land‑use table with the committee and said he would send the document to Ms. Levitts for distribution. The committee took no formal action on the development at this meeting.
