Glennville council rejects variance request for 512 East Mendell Avenue

The Glennville City Council on Feb. 3 denied a variance request for 512 East Mendell Avenue that would have reduced setback and minimum lot-size requirements in the R1B zoning district.
Attorney Hugh McCullough presided over the public hearing. Jesus Mejia requested the variance, saying he wanted to place a house back on the lot and adjust the setbacks accordingly. The Planning and Zoning Commission had recommended approval of the variance.
Council members discussed Ordinance 62-152 on substandard lots, which allows lots that predate the ordinance to be used as building sites provided dimensional waivers do not reduce requirements by more than 20 percent, and that owners of adjoining undersized lots must combine them before building or selling. After discussion, Councilmember Marcus H. Nobles moved to disapprove the variance request.
In a roll-call vote recorded by the clerk, Councilmember Cynthia Miller voted in favor of the variance; Councilmembers Nobles, Greg Janeczek and Tammy Waters voted to disapprove. The motion to disapprove carried and the resolution failed.
Because the council did not grant the variance, the property owner cannot proceed with the proposed reduced setbacks or the planned minimum-lot-size change as presented. The council did not set a new hearing date or indicate additional conditions for resubmission, and no formal amendment to the ordinance was proposed at the meeting.
