The Gardendale Planning & Zoning Commission on April 9 unanimously approved a preliminary subdivision plat for a proposed Dutch Bros Coffee drive‑through to be built on three combined parcels at 300 and 304 Fieldstown Road and 1018 Grubbs Avenue.
Noah Kimsey, representing the property owners, told the commission the planned building would be roughly 900 square feet and would operate primarily as a drive‑thru with a walk‑up window. He said the site now consists of three separate parcels that would be combined and that 0.10 acre would be deeded to adjacent property owner Jeff Dennis to expand parking. "We are showing a cross‑parking agreement," Kimsey said.
The city engineer reviewed the preliminary plat as Exhibit A and recommended approval; Public Works concurred and the Fire Department had no comments. Commissioners asked operational questions: Kimsey said the business typically staffs five to seven employees, that on‑site parking shown on the plan is primarily for employees, and that the applicant expects hours to be about 6 a.m. to 7 p.m. He said construction would ideally begin as soon as possible and estimated a typical 150‑day construction period from groundbreaking to certificate of occupancy.
Commissioner Alvin Currington moved to approve the preliminary plat; Bob Moore seconded. Vice Chairman Robbin Phillips presided over the item while Chairman Jack Fields recused himself. The motion carried unanimously.
The approval is for the preliminary subdivision plat only. Final site plan approval, building permits, and any required inspections or permit conditions remain subject to subsequent review and permitting by Gardendale inspection and permitting staff.
