Architect James Christopher presented revised plans showing adjusted setbacks, parking layout and interior reconfiguration. He said the design includes one interior garage space and two driveway spaces and that the addition was moved to increase the setback to approximately 11.1 feet; board members asked for a small adjustment to meet the requested 4-foot side-setback relief.
Neighbors voiced concern about the structure’s apparent height — one speaker noted the revised elevation measured roughly 37 feet — and whether attic storage and garage dimensions would be practical. City Councilor Virginia Ryan W said she supported an approval that required the lowered roof pitch. "As long as everyone's happy and you could adjust the roof a little, I'm okay with it," she said.
The board approved the application with the following conditions: a roof no greater than a seven pitch, a maximum finished roof height reduced to about 35 feet, the correct 4-foot setback on the right side, and removal of identified exterior doors that altered the plan. The motion carried.
What happens next: The applicant will file revised construction drawings reflecting the conditions; building permits and inspection will proceed under the usual departmental review.
