The Pocono Township Planning Commission on Monday moved several land-development matters forward to the board of supervisors and accepted multiple submissions for review.
The commission accepted a sewage planning module for the Tannersville Win apartments after a presentation by Alan Cornwald of Keystone Consulting Engineers. The commission also accepted a revised land-development plan for Camp Lindmir — a 7,000-square-foot addition to the dining hall (about 6,200 sq ft over existing impervious area) to add storage and freezer capacity — after staff confirmed minimal stormwater impacts in the submitted calculations.
John Grant of Stantec Consulting summarized a proposal for a 43,000-square-foot covered depot to shelter MCTA buses. The applicant requested a waiver (citing section 39029 J6) to avoid repeating a title search after recent lot consolidation; staff said the project is largely down to agency coordination (MPDES permit, planning modules, water service) and administrative items, and the commission voted to recommend preliminary/final approval and to advance waiver requests to the supervisors for final action.
Zach Severs, representing Tannersville Point LLC, presented revisions to the Tannersville Point apartments and supplied title reports and will-serve letters for water and sewer; staff said landscaping buffers and outstanding easements will need to be finalized and that a prior plan must be withdrawn as a condition of recording; the commission voted to recommend approval to the board.
The Brookdale Spa proposal remains conditional: applicant representatives reported a successful new well and ongoing yield and chemistry testing and said the MPDES draft permit has been issued. The applicant requested a waiver to use 6-inch domestic water lines in places the ordinance anticipates an 8-inch line (section 390-52 E4I2A) for engineering reasons; staff said planning issues are complete and that outside-agency approvals and final engineering details will be required before recording. The commission approved motions to forward recommendations and conditions to supervisors.
Several agenda items were tabled (Mountain Edge Village Community Homes and Cranberry Creek Apartments) for later action.
Throughout the session, staff reiterated that plan acceptance and planning commission recommendations are procedural steps that start review clocks or forward items to supervisors; final approval and any recordation will require satisfaction of outstanding engineering comments and outside-agency permits.
