Council places 315 Yale Ave curb-cut and parking change on the agenda after developer-built house creates rear driveway access

Councilman Cortez told the Point Pleasant Beach Borough Council on Oct. 7 that a house recently built at 315 Yale Avenue — approved in 2022 — accessed parking from a rear easement and already has a pool and garage in place.
"The house is already up, the garage is already set, it faces Yale, and they already put a pool in," Cortez said, describing how the property will require a curb cut on Yale Avenue and will shorten the existing marked parking bracket by roughly 15 feet. He said the change will remove a space immediately west of an existing handicap spot.
Cortez said the rear easement previously provided the property with vehicle access and that the new curb cut was not a surprise given the 2022 approvals. He moved to place the curb-cut approval (listed as Item 1A) on the council agenda for formal consideration.
Council discussion noted that the block in question has limited designated curb cuts and that the loss of a single on-street space is not expected to create a critical shortage. The presiding official requested the item be brought forward for the council's procedural vote at a future meeting.
The council did not take a final vote on the curb-cut at the Oct. 7 meeting; Cortez's motion was to add the item to a subsequent agenda where full approval would be considered.
