The Newberry Township Board of Supervisors on Monday approved several subdivision and land-development plans and related waivers, clearing the way for residential lots, business expansions and a stormwater grading project.
Chris Hoover of Hoover Engineering presented a five-lot final subdivision for properties at 320 and 350 Front Street (Charles Wright). The board approved planning-commission-recommended waivers and the final subdivision conditioned on engineer comments; the plan includes two lots that will connect to public sewer and others that will use on-site systems, and the applicant requested relief from required private-street paving for a privately maintained driveway and stone cul-de-sac.
Scott Akens presented a two-lot split at 210 River Road that received waiver approvals and final-plan approval subject to engineering notes. The board also approved a minor final subdivision for property owned by William Stanley that reconfigures acreage (including a mobile-home park parcel) to create a sale-ready lot and enable Clean & Green qualification.
Monarch Products sought a three-addition expansion (including a ~10,000-square-foot storage addition); Landworks Civil Design and Monarch representatives said the on-lot septic system was inspected and adequate for the proposal. The planning commission recommended four waivers and the board approved the plan subject to engineer comments.
Falcons LLC presented a subdivision and land-development plan on Old Trail that splits two parcels into six lots for mixed commercial and residential uses; the planning commission recommended approval of most waivers and a deferment for sidewalks/curb installation to be noted on recorded plans. Justin from Integrated Consulting presented a stormwater/grading plan for Newberry Holdings at the southwest corner of Old Trail and Potts Hill Roads. The board approved six planning-commission-recommended waivers for the stormwater permit; the project is a grading and stormwater-control plan with no immediate development proposed.
