The Denison Planning and Zoning Commission on May 26 tabled a conditional-use permit request for a used-auto dealer at 301 North Houston (Case 2026-45 CUP) after commissioners raised concerns about multiple driveway approaches, a gravel/unimproved area that could be used for parking, and previously unmet conditions on the property.
Planning staff described the parcel as developed in a nonresidential manner and said the applicant proposed to keep vehicles interior to the property and to add landscaping. Staff recommended conditions similar to other CUPs—landscape planters along the east side of the building, prohibition of open storage, and prohibition of vehicle repair—but commissioners questioned how to prevent use of the gravel area and whether additional curbing or a landscape strip should be required. One commissioner also expressed concern about noise, saying: "why we can't have nice things and then the revving of the car" as a potential issue.
Staff recommended tabling the item so applicants and public-works staff could refine recommended conditions and return to the Planning and Zoning Commission at its June 9 meeting; the commission voted to table the item to June 9 and left the public hearing open. The item will proceed to City Council on the existing timeline after the commission reconvenes.
