On May 26 the Denison Planning and Zoning Commission recommended that City Council approve a conditional-use permit for a used-auto dealer at 519 South Armstrong (Case 2026-42 CUP), subject to conditions intended to control site appearance and operations.
Planning staff said the property is zoned light industrial, has previously accommodated similar uses, and is currently an improved concrete/asphalt site. The applicant told commissioners they plan minor improvements, including painting the building and adding planters, and do not currently intend to remodel the structure. Staff recommended conditions: locate landscape planters near the existing structure and along the South Armstrong frontage; prohibit open storage of materials; prohibit vehicle repair on site; and require that vehicles for sale be parked on improved surfaces rather than on grass or unimproved areas.
Staff also noted outstanding submittals needed for an ordinance (a survey) and that the fire marshal reviewed fire-lane needs during pre-development meetings; the fire marshal did not raise objections to the concept but fire-lane configuration must be confirmed in plans. With no public opposition, the commission closed the hearing and moved to recommend approval with the stated conditions; the motion carried and the matter will go to council for final action.
