Commission recommends rezoning 2016 McGregor Drive to allow warehouse

The Denison Planning and Zoning Commission on May 26 recommended that the City Council rezone about 0.98 acre at 2016 McGregor Drive from the commercial district to the light industrial district to accommodate a proposed warehouse. Miss York, planning staff, said the rezoning removes the need for conditional-use approvals for warehousing under the commercial zoning and "gives [the applicant] a straight path forward" to submit site and civil engineering plans.

Staff told commissioners the property sits at the edge of an area zoned commercial and light industrial, and that the city's future land-use plan designates the parcel for mixed commercial use and as a revitalization area. "Rezoning to light industrial complies with that mixed commercial designation," Miss York said, recommending approval.

No members of the public spoke on the case. After the hearing closed, a commissioner moved and a second was recorded; the commission recommended approval and forwarded the item to City Council for final action at its June 15 meeting. The transcript records a vote and a dissenting voice but does not provide a full roll-call tally.

The recommendation allows the applicant to proceed with development applications, including a site plan and civil engineering submittals. The city will consider the commission's recommendation at the June 15 council meeting.
