The Southbury Zoning Board of Appeals on April 1 accepted new applications, scheduled site visits, and granted continuances for multiple variance requests.
The board accepted application 26-0323-ZBA (6 Bristol Town Road) filed by Lisa Saylou to operate Black Heron Arts Inc., a non-profit educational workshop, in the R60 zone; the site plan was accepted and a site visit was scheduled. The board also accepted application 26-0330-ZC (616 Main Street) by applicant Islam Ahmed; attorney Thomas Calkins clarified the proposal includes 16 parking spaces (not eight) and described plans for a gasoline/convenience store with pumps. The site plan for the Main Street proposal was accepted and a site visit scheduled.
On a separate agenda item applicant Andrew Stratton requested variances for property at 155 Upper Fish Rock Road to allow a partial second floor and increased roof pitch following tornado damage. Stratton said the house was damaged in the tornado and he sought to rehabilitate the existing foundation rather than fully tear down. After board discussion about alternatives and documentation the board granted a continuance to allow the applicant to supply additional materials and for further review.
The board also heard an informational presentation and preliminary variance request for a gazebo at 92 Glen Lane. Owner Katrina Casey said the structure serves as a communal shelter and that unique lot topography made relocation impractical; commissioners asked for additional abutter notices and suggested an easement may be needed. The board voted to continue the item to permit required notices and further documentation.
The ZBA approved minutes from its January 7, 2026 meeting and recorded $1,235 in receipts for the commission covering Oct. 1, 2025–April 1, 2026. The board adjourned following those items.
Several items will return for site visits or continued hearings at the next meeting date.
