The Planning Commission approved tentative parcel map TPM26-02, a land-division request to split a commercial parcel in the MXC corridor into two lots, enabling future redevelopment of one parcel noted in staff materials as a potential McDonald's site.
Staff explained the map divides the existing commercial parcel into two proposed parcels (approximately 32,977 square feet for parcel one and about 41,91[transcript error] for parcel two as printed in the packet), and emphasized the current approval covers only the land division: no grading, construction or site improvements are included. Staff also noted that the division cannot be recorded until the existing structure (vacant Rite Aid in the packet) is demolished and that future uses such as a drive-through will require separate use-permit review.
Applicant Melanie Lru, present at the hearing, confirmed demolition-permit and air-quality clearances were being sought and said demolition permitting would follow. Commissioners clarified that the lot split is not contingent on any specific tenant and that use permits required for a drive‑through would be processed separately; the applicant said a McDonald’s operator is interested but the split will proceed regardless. The commission moved and seconded approval of the tentative parcel map as presented; the motion passed (one absence was recorded).
