The Town of Mount Pleasant Planning Board handled multiple procedural and project items at its Oct. 20 meeting in addition to the Blightdale public hearing.
Minutes and routine motions: the board voted to approve minutes from its Oct. 2, 2025 meeting following a motion by John; the vote was recorded in the meeting. The board also voted to waive the reading of the public notice for the Blightdale hearing.
Bright View Senior Living extension: the board granted a fifth 90‑day extension for subdivision approval SD20‑6 (a proposed four‑story, 170‑unit senior housing development at 236 Grasslands Road) at the request of the applicant to allow additional time to satisfy conditions of approval. John moved and board members recorded an affirmative roll call vote.
67 Edwin Street (SS25‑13) — emergency retaining wall replacement: the board reviewed a steep‑slope application to replace a deteriorating wood railroad‑tie retaining wall with a concrete Unilock wall at 67 Edwin Street. Town engineering identified safety and erosion concerns after a partial collapse. The board directed preparation of an approval resolution to expedite replacement work and discussed possible emergency shoring to limit further damage before winter construction; estimated contractor timeline provided in filing was three to four weeks.
423–429 K Commerce Street — mixed‑use redevelopment and environmental review: the board reviewed a proposed mixed‑use building with 12 residential units, two retail spaces and office space. Staff and the applicant agreed the project requires additional civil and environmental (EAF) work; the board voted to designate the planning board as lead agency for the unlisted action to begin review under SEQR/State Environmental Quality Review procedures.
Next steps: staff will circulate engineering comments and applicant responses for the Belleview Ave single‑family lot, the K Commerce Street project and Blightdale’s follow‑up materials. Several items remain pending until technical memos and ZBA variance filings (where applicable) are completed.
