The Findlay Township Planning Commission on Feb. 24 recommended the Board of Supervisors waive preliminary and grant Final Land Development approval for a 10,550-square-foot expansion to an existing childcare center at 345 Court Street.
Staff said the existing childcare facility sits on a 116.04-acre parcel and that, with the proposed addition, the center would total 25,708 square feet. The applicant previously received a 2019 use variance allowing a childcare center to operate in the Heavy Industrial Zoning District and obtained prior preliminary and final approvals related to that allowance. The current submission complies with zoning requirements including parking, but the relocated trash enclosure and several engineering review items remain outstanding in the review letter dated Feb. 24, 2026.
Eli Zini of Michael Baker International confirmed the trash enclosure will be moved and that details will be provided to staff. Tim Cook moved to recommend that the Board waive preliminary and grant Final Land Development approval as presented, subject to three conditions: the applicant provides trash enclosure details for staff approval; the applicant addresses all Township Engineer (LSSE) concerns; and the applicant addresses all outstanding review comments in the Feb. 24 review letter. Rade Opacic seconded the motion and the vote passed unanimously on a voice vote.
The recommendation will be forwarded to the Board of Supervisors for final action; the Planning Commission attached conditions to ensure outstanding construction and engineering details are resolved before permits are issued.
