Falls Township's Zoning Hearing Board on March 11 granted a use variance to 1900 Pennsylvania Avenue LLC to allow boat and motor‑home storage at a 3.39‑acre property on South Pennsylvania Avenue, subject to conditions limiting the number and location of stored vehicles.
Mike McGinness, attorney for the applicant, told the board the parcel is an RD3‑zoned lot that sits adjacent to largely industrial zoning and currently houses Vanquish Fencing as tenant. He said the owner is not proposing a commercial storage business; instead, the landowner seeks approval to keep personal boats, trailers and a motor home in a rear area of the site.
Owner Melvin J. Daniels testified he purchased the property in late December and said the items he proposed to keep in the rear are personal — his son's boats, a motor home and a small number of cargo trailers. Daniels said he volunteered a numerical cap to make the condition enforceable: no more than 10 nonbusiness vehicles would be stored on the rear stone area. "It's just for our stuff," Daniels said, describing the storage as personal and infrequent and saying the tenant on site had no objection.
Board counsel and members recommended conditions to address enforcement and neighbor concerns: limit storage to the rear stone area, prohibit storage in striped employee parking, and cap the number of stored vehicles at 10. The board voted to grant the use variance incorporating those conditions; the motion was made by Aaron Mackey and seconded by Nasha Raisley, and the motion carried in the public roll call.
The decision allows the owner to keep personal boats and motor‑home equipment on the rear of the property within the stone area under the stated limits. The township solicitor will issue a written decision listing conditions and enforcement expectations.
