Applicant Thomas Reynolds told the commission the project will also update doors, windows and lighting; he said he expects to receive county permits early next week and hopes work will wrap up before Memorial Day.
Tim Burns, the city zoning administrator, said the Silven Studio proposal "meets a facade that kind of matches and mirrors" the adjacent storefront and that the ground-floor glazing is close to the required percentage for downtown guidelines. The motion to approve the architectural review passed with one member saying, "I oppose." The transcript does not record a roll-call vote by name.
The commission also approved application 8-2026 for Timberstone Common, which replaces an existing tall pylon sign with a monument-style sign to comply with the city's revised sign code. Burns said, "the sign meets the sign code," and commissioners praised the move to reduce the sign's overall height.
On park improvements, the commission approved design plans for two new buildings at Centennial Terrace: a larger building that will add administrative space and restroom fixtures and a smaller new concession stand. Madison, representing the collaborative working with the Sylvania recreation district, said the project will add restrooms and "we're doubling the amount of fixtures that they have out there today." Finally, the board approved a 9-foot-high pavilion-style shade structure for Highland Elementary requested by Colleen Tankis of Sylvania City Schools. The pavilion will sit behind the school near existing basketball courts and will not be visible from Erie Street. Commissioners discussed a possible low "pony" wall for safety versus keeping visibility for supervision; the commission approved the pavilion's architectural review.
