Both motions were moved, seconded and passed by voice vote.
The board also authorized staff to advertise a draft warehouse ordinance that would add definitions for distribution, fulfillment centers and truck terminals and would permit distribution/fulfillment centers only on large, highway-fronting parcels (150 acres minimum) with screening and supplemental traffic-study requirements; staff said the intended grandfathered site is the Happy Days Farm property where warehouse construction is already underway. A hearing on the ordinance was scheduled for Dec. 8 pending the advertisement.
Officials approved advertising proposed amendments to the township's hotel/motel maintenance ordinance, which include shortening maximum length-of-stay provisions (from 30 to 28 consecutive days or 28 days within a 35-day period), tightening timelines for violation notices and hearings, and shortening the time to cease operations after license revocation.
Other actions included approval of a $27,500 contract with French & Pickering Creek Conservation Trust for easement-preparation services related to Lionville Station Road; the board also approved two administrative police-pension resolutions to reimburse administrative expenses (small amount) and to set employee contributions at 3.5% for 2026. Staff reported a written conditional-use decision memorializing last month's Eagle View Town Center approval was available for signature.
