The Reno City Planning Commission on March 4 unanimously approved a slate of land-use items ranging from housing and park improvements to several deviations and a storage facility conditional use permit.

- LDC26-000055 (118 West Street fence height deviation): Staff recommended and the commission approved a major deviation to allow a six-foot fence (50% above the 4 ft front-yard standard) for a corner property in the mixed-use downtown riverwalk district; the applicant cited trespass and construction safety as rationale. Motion: approve major deviation; outcome: unanimous.
What the commission said and what’s next Commissioners generally supported projects that added housing, park amenities and infrastructure while seeking clarity on compatibility, pedestrian connections and landscape design. Staff repeatedly emphasized that findings were met and that several items carried conditions requiring further applicant submittals (landscape details, noise/screening treatments, decommissioning plans where applicable). Many approvals were subject to standard follow-up: final engineering, permit-level hydrology work and compliance with noise and lighting requirements.
Public comment focused on localized impacts — drainage, lighting, wild-horse corridors and public access to formerly informal open space. Staff and applicants responded with project-level mitigation (screening, landscape plans, drainage design), and commissioners noted private-property rights and code limits when weighing compatibility.
