The planning board reversed a December 16 decision concerning the Green Commons subdivision and approved an amendment to reduce the sizes of lots two and three, after hearing from Jim Warren of Terradyne Consultants on behalf of applicant Paul Shabo.
Warren described the amendment as a routine lot-line revision: the two lots would be reduced to about 80,000 square feet (one at ~88,000 sq ft, the other ~82,000 sq ft) while retaining required frontage and dimensional standards. He told the board this change involves no new street or stormwater infrastructure because the lots front on existing public ways.
Board members discussed whether the earlier December decision — which had been based on a provision about failure to commence necessary improvements — applied here. Planning staff and the applicant argued that "necessary improvements" did not exist for this subdivision because no streets or stormwater infrastructure were required in the original approval. After a motion to reverse the December decision was seconded, the board voted in favor.
Following reversal, a separate motion to approve the lot-size amendment passed unanimously. The applicant and consultant arranged for plan signatures after the meeting.
