According to the deputy mayor, the developer removed the previously proposed mixed‑use components, restaurants, retail and a concert venue; the revised plan will contain 217 residential units. Farrell said the redesigned project will include substantial landscape buffers, recreational amenities and improvements on Atlantic Avenue. He also reported that zoning permits had been issued to Hovnanian and Lennar to begin portions of the work related to affordable housing rounds.
Farrell described the change as a response to density concerns raised in earlier reviews and said the project will include new bathrooms and lighting in Orchard Park and other community improvements. No public hearing on the project occurred during the committee meeting; the update was presented as part of routine committee reports based on a planning‑board briefing.
Deputy Mayor Farrell’s remarks were provided as an informational update to the committee; any formal approvals or site‑specific permits would be addressed through the Planning Board and subsequent permitting processes.
