Kern County planning commissioners approve Tentative Tract Map 7455, grant variances for private access easement and smaller lots

The Kern County Planning Commission approved Tentative Tract Map 7455 on the consent agenda, authorizing the division of an approximately 21.93-acre parcel near Mix Road and Wheeler Ridge Road into two residential lots (approximately 2.65 acres and 3.10 acres) plus three common-area lots ranging from about 1.52 to 12.53 acres.
Miss Hoover, the commission clerk, read staff’s recommendation and described the requested development variations, including authorizing a 20-foot private access easement where a 60-foot public access easement is required and granting zone variances to allow a 1.52-acre lot and a 1.72-acre lot where the zoning standard calls for 2.5-acre minimums. "These are items scheduled before the planning commission which are being recommended for approval by the staff and the applicant has been informed of any special conditions and has no objection," Miss Hoover said during the consent-agenda presentation.
Commissioners moved and seconded approval of the consent agenda item. A commissioner noted that three standard conditions had been inadvertently omitted during the subdivision committee meeting in May 2026 and confirmed staff had incorporated those conditions into the final documents. The commission carried the approval on a voice vote.
The clerk reminded the public that items subject to final Planning Commission action may be appealed to the Kern County Board of Supervisors within 10 days of the commission’s decision; an appeal of a track map must be accompanied by a $562 filing fee. If no appeal is filed, the Planning Commission’s action becomes final.
The approved map lists the applicant as Paradise Lake Homeowners Association with consulting/engineering support noted as LAV Pinnacle Consulting and Engineering. Conditions of approval and adopted findings are recorded in the draft resolutions attached to the staff report.
