The Bremen Board of Zoning Appeals approved a variance July 21 allowing a 12-by-14 rear addition at 124 West Grant to exceed the town’s 40% lot-coverage limit.
The application, listed as 25-09 for property owner Alfredo Gimenez, was presented by his son, Adrian Himenez, who said the addition is intended as a dining room to accommodate a large family. “My dad basically what he's trying to do is add a 12 by 14 little piece of just for a dining room addition,” Adrian Himenez told the board.
Board members compared the proposal to similar additions on neighboring properties, noted the addition would leave roughly 18–20 feet to the south property line, and said they received no calls or letters of opposition. Staff reported no technical issues and pointed to the zoning criteria found on page 203 of the packet as the applicable standard for the requested variance.
A motion to approve application 25-09 as written was moved, seconded and approved by voice vote. Staff advised the applicant that county permitting will follow and that the board would notify the county of the approval so permits may be processed.
The approval is limited to the variance described at the hearing; the applicant must obtain the required county permits and comply with any utility or sidewalk requirements established through the permitting process.
