John Paul Pace, owner of 24 Madison Road, told the board he seeks a variance for an existing nonconforming portion of the house that sits at 29.8 feet from the front lot line while the required setback is 30 feet. Pace said he intends to add a bathroom above the existing first floor without expanding the house footprint.
"I'm the owner. . . it's basically it," Pace said, and described the encroachment as extremely small — he joked about the measurement as "two two and three quarters of an eighth of an inch" while explaining the practical difference is negligible. Board members responded by saying the request seemed diminutive and the law must be followed; Mr. Cahalen called it almost apologetically minor and Mr. Conway complimented the applicant’s presentation.
The board opened and closed the public hearing without public comment. After brief discussion, the Chair moved to adjourn the application for a resolution at the next meeting; the motion was seconded and approved. The final decision will be recorded by resolution at the April 14 meeting.
