Planner Tia Keitt summarized the 103 Pulaski, LLC application and supporting materials from engineer Zuendt Engineering LLC. The project site totals 2.2 acres. According to the application, Building 1 would contain seven tenant units of roughly 2,300 square feet each (transcript figure: 16,275 square feet total), and Building 2 would contain four tenant units of roughly 2,400 square feet each (transcript figure: 9,750 square feet total). Proposed uses include professional offices and retail; no buffers were required because surrounding uses are commercial or vacant. The development must meet Appearance Corridor and Architectural Design standards under the county’s Performance Zoning Ordinance.
Staff recommended conditional approval pending submittal of an approved landscape plan and architectural design, Public Works sign‑off on stormwater and engineering, and confirmation of fire hydrant location by Building Codes. Parker Champion moved for conditional site plan approval with those contingencies; Allen Newman seconded and the motion carried 8‑0.
The approvals are conditional; required agency sign‑offs must be completed before permits or construction proceed.
