The Planning Board reviewed a revised site plan for the proposed redevelopment of 197 South Plank Road from a Dairy Queen to a Popeyes and conditionally authorized a public hearing pending written conceptual approval from the New York State Department of Transportation.
Nicholas Ward‑Willis (Keane & Beane) explained that DOT had requested a 10‑foot dedication along Route 52 and discussed possible access solutions; DOT had signaled support for limiting Route 52 to right‑in/right‑out operations but had not yet provided written conceptual approval for a full‑movement access on Route 300. Pat Hines said DOT’s conceptual sign‑off would meaningfully affect the site design and therefore the board should receive that approval before proceeding to a public hearing.
Planning Board counsel Dominic Cordisco recommended the board authorize a tentative public hearing date that would become effective upon receipt of a written conceptual approval from DOT; the board voted to so conditionally authorize the hearing. The board also noted that any fair‑share contribution for intersection improvements would be worked out with the Town Board once traffic concept designs and cost estimates are prepared.
