The Seven Hills City Council approved a two-foot variance for 965 Primrose Drive at its May 26 meeting, allowing the proposed parking area to encroach 2 feet into the five-foot minimum setback required under Section 1106.02C.
Councilman Snitzky presented the variance request for property owners Ken and Dana Kasak. The council record notes the driveway turnaround is currently gravel; the applicants proposed replacing it with concrete and installing a 6-inch curb to reduce runoff. The Zoning Board of Appeals reviewed the matter and voted 4–0 in favor of granting the variance, citing that the request is not a substantial departure and adds value to the property and neighborhood. Affected neighbor at 1043 Primrose submitted a letter of zero objection, which was noted in the record.
On council floor action, a motion to grant the variance was seconded and approved by voice vote. No roll-call tallies for the council vote were recorded in the meeting transcript; the ZBA roll-call (4 yays, 0 nays) is included in the hearing record.
The approved variance allows the Kasaks to proceed with the planned driveway replacement subject to required permits and inspections under city building code. The council also noted the city engineer raised no objections during the record of the petition. The building department will process permitting and inspections for the new concrete driveway and curb.
