The Wareham Planning Board opened a site‑plan public hearing on Feb. 9 for a proposal at 238–240 Sandwich Road to build two commercial buildings with eight and seven bays, respectively, and parking in excess of 10 spaces, triggering planning board site‑plan review. Attorney Peter Titlebomb, owner Frederick Manx and project manager Patrick Tropiano described prior approvals from the Zoning Board of Appeals that clarified storage and parking allowances for the proposed contractor/ business‑incubator model.
The applicant said the plan includes interior parking spaces and that the buildings will be sprinklered. The fire department requested two plan adjustments — switching to Cape Cod berms in lieu of curbs for turning clearances and increasing a turning radius to 25 feet — and the applicant made those edits. The board asked the applicant to confirm the most current plan set and to provide a fire department letter and the peer reviewer (Allen & Major) 3G review. Planning staff and the applicant agreed that a full peer review and final drainage/landscape/lighting plans are required before the board can close the hearing.
The board continued the site‑plan hearing to March 9 to allow Allen & Major to complete peer review and for the applicant to submit any remaining technical documents. Board members noted utility access, DOT/driveway coordination and parking calculations will be part of the peer review and final conditions.
Next steps: applicant to supply final plan set, fire department confirmation/letter and full Allen & Major peer review; hearing continued to March 9.
