Brady said the site is in the R120 zone and asked whether the expansion requires a new conditional‑use approval; staff advised that a new conditional use is likely and that building permits will also be required. A geotechnical report noted a high water table; staff said removal of the existing pond area will likely require an underground detention system and requested storm‑water calculations and civil drawings. Staff also discussed landscaping expectations (water‑conserving approaches preferred), lighting impacts near neighbors, sprinkler and fire‑alarm checks, and separate sewer‑district coordination for added fixture units.
Timing: staff told the applicant that final drawings must be submitted at least 15 days before the June 10 planning‑commission meeting (otherwise the package will move to the July 8 meeting). The applicant said engineering design has not yet started and will coordinate subsequent submittals and reviews.
