Bryan County commissioners on Apr. 14 held first readings on three land‑use items and approved a motion to schedule a public hearing and second reading for a Magnolia Hill plan‑development amendment in South Bryan.
Staff presented a first reading to rezone 7.86 acres on Willna Edwards Road from B‑1 (neighborhood commercial) to B‑2 (general commercial) to continue operation of a heavy automotive repair business; the item will go to Planning & Zoning on April 21 and return for decision and vote on May 12.
Coleman Engineering presented a plan‑development amendment for a five‑acre Magnolia Hill parcel (062‑120‑01) to change the planned use from 12 single‑family units to 32 townhomes. Commissioners moved and approved a directive for staff to schedule the second reading and public hearing at the next available Board meeting in South Bryan following the Planning & Zoning recommendation so residents in the south end do not have to travel to the north county for the hearing.
A separate first reading was presented by James Gerald for a rezoning of approximately 9.56 acres off Harvey Road from RR1 (rural residential) to I2 (general industrial) to provide a rail spur and storage to serve an asphalt plant across the road; staff confirmed a site plan will accompany the rezoning request later in the process.
The planning items discussed were first readings and did not result in final rezoning decisions; each will return after Planning & Zoning review and public hearing.
