BENTON, Ark. — At its Feb. 23 meeting, the Benton City Council adopted several zoning ordinances that approve residential rezonings and clarify the city's school zoning district.
Ordinance No. 5 rezoned a parcel at 707 Columbia Road from C2 (general commercial) to R5 (multifamily). Tristan Phillips, representing Richardson Engineering and the property owner, told council the irregular parcel was historically recorded as two lots and the rezoning would align zoning with the consolidated parcel. "We're just trying to clear up this property," Phillips said, explaining the owner's intent to build a duplex consistent with surrounding uses.
The council also adopted Ordinance No. 6 to rezone about 30.26 acres alongside Sleepy Village Road from LI (Light Industrial) to R3 (single-family). Jonathan Hope of Hope Consulting described site plans and said lot sizes average more than 7,000 square feet; he estimated the eventual development could yield "around 143ish" homes.
Ordinance No. 7 rezoned two older parcels along Long View Street (likely 1508 Long View) from R2 to R5 to allow multifamily development; council clarified the change affects specific parcels not the whole street. Separately, Ordinance No. 8 rezoned approximately 62.99 acres on the north side of Sleepy Village Road from Light Industrial to R3 single-family residential; staff and consultants said the project requires offsite easements and sewer extensions to support future subdivision and could help resolve an existing county'annexation "donut".
Council members confirmed required public hearings and planning-commission recommendations were completed before voting. Each zoning ordinance was presented by title, discussed briefly, then adopted by recorded vote.
