Mechanicville approves site plan for two‑family home at north end of Sixth

Ted Deluja of Vision Planning Consultants presented plans for a modest two‑family house on a 5,000 square‑foot vacant lot at the north end of Sixth Street. “This is a vacant property 5,000 square foot, 50 foot wide, 100 foot deep. It complies with the proper lot size and zoning for two families,” Deluja told the board, and said the design provides two off‑street parking spaces per unit, exceeding the 1.5‑spaces‑per‑unit standard.
Planning staff advised the board that curb, sidewalk and concrete apron construction will be required as part of the building permit. Board members asked routine questions about foundation type, parking layout and exterior lighting; the applicant said the building will be slab on grade and that sidewalks and curbing would be built as required.
A member of the public voiced support for the plan. The board then voted to approve the site plan as submitted (motion by Bob, second by Dan). The roll call recorded yes votes from Bob, Dan, Andy, Addie, Dana and Frank and the plans were approved.
The applicant will coordinate permit issuance and the required curb and sidewalk work with the Department of Public Works as part of the building‑permit process.
