Board adopts land-use assumptions report to start traffic impact fee process

The board voted to approve a Land Use Assumptions Report that will serve as the first step in an approximately 18‑month effort to develop a traffic impact fee ordinance. The report sets projected development and trip-generation assumptions for the next 20 years, which staff and consultants will use to analyze roadway sufficiency and establish a capital improvements program.
Mr. Ziggler, describing the work of the traffic impact fee advisory committee and Trans Associates, said the public hearing comments collected on June 4 were incorporated into the draft report. He said the next steps are a roadway analysis, capital improvement planning and, ultimately, a proposed fee structure.
The board approved the resolution by roll call, with four supervisors voting yes and one voting no. Staff indicated the adoption allows the township to proceed with the technical studies needed to calculate a proportional traffic impact fee based on projected trips and improvements.
