Board backs height and setback variances for 98-room Fairfield hotel on Delaware Parkway

The Crown Point Board of Zoning Appeals on May 21 recommended approval of two variance petitions (26-07 and 26-08) to permit a four-story, 98-room Fairfield hotel at 10840 Delaware Parkway.
Greg Lori of DVG Team presented plans showing a proposed building height of roughly 55 feet, 9¼ inches — about 20 feet above the B3 district maximum of 35 feet — and a parking configuration that encroaches into required sideyard setbacks to accommodate shared parking with the adjacent Hampton Inn. “Back in 2020 BZA approved a height variance for the Hampton Inn at 57 feet, so again we’re at 55 feet,” Lori said, arguing visual compatibility with neighboring hotels.
Planning staff recommended approval of both petitions, while noting a cross-access parking agreement and a recorded plat will be required before site development proceeds. Board members questioned signage, parking and drive-aisle widths; Lori said the hotel parcel is overparked for code and that cross-access and shared parking arrangements will be formalized.
The board voted to approve the height variance (petition 2607) and then the encroachment/sideyard variance (petition 2608) with the condition that a cross-access agreement be submitted and reviewed by city staff and recorded. The board also asked that improvements to 107th Street be completed prior to secondary site development.
The approvals advance the project to the council and to subsequent site-plan and permitting review, subject to the cross-access agreement and any final engineering or signage approvals.
