Representatives for Town Fair Tire presented a special‑permit administrative report to the Inland Wetlands Commission on Nov. 5 describing a proposed tire service and retail use in an existing building at 32 Rubber Avenue.
Engineer Jim Ratundo and John Whippowski, the store‑development director for Town Fair Tire, said the intended tenant would occupy about 8,292 square feet of the former commercial building and that work is limited to tire service, wheel alignment and tire storage; no oil changes or brake work are proposed. Ratundo told the commission the Long Meadow Brook and the site’s 100‑foot upland review line lie at the rear of the parcel and that the proposed service area and tire‑storage cage are located outside the upland review area.
Commissioners accepted the administrative report; Ratundo agreed to correct a minor administrative item in the staff packet noting the state repair license type (a "limited repair" license). The proposal will proceed to the zoning commission as part of the special‑permit review.
