The applicant also reported that the process to convey the road to the town has begun.
The board and staff noted several administrative conditions: the transcript records a referenced park fee of $5,000; a portion of the roadway has not yet been formally dedicated to the town and must be dedicated; and the chairman may delay signing the final plat until required execution documents and any security or undertakings are in place. The chair called for a motion to approve the plan subject to those conditions; the motion passed unanimously.
The board closed the public hearing after confirming no members of the public wished to speak. The approval was a recommendation that completes the planning‑board step; final recording and any deed or dedication work will be completed as described in the conditions and during the town’s administrative sign‑off process.
