Planning board adjusts income bands for Carlton Avenue affordable housing project

The Planning Board granted a minor modification to conditions on a previously approved mixed‑use project on Carlton Avenue in Central Islip to correct and clarify the income bands for 96 affordable apartments.
Attorney J.R. Dissio said the corrected breakdown will provide 10 units at 30% AMI, 15 at 50% AMI, 38 at 60% AMI, 22 at 80% AMI and 10 at 100% AMI. Planning staff said the revised composition remains consistent with the intent of the original approval and is more restrictive in some bands, and recommended language ensuring at least 85% of units be at 80% AMI or lower.
The board moved and approved the modification subject to the attached conditions designed to preserve affordability levels.
Motion: Board approved the requested change with the standard conditions noted by staff.
