The application sought a reduction in required overall and front‑yard landscaping percentages and a waiver permitting a chain‑link trash enclosure with vinyl slats rather than the code‑preferred masonry enclosure. The applicant said the consolidated lot will remain largely green and that the acquired western parcel adds wooded buffer.
Planning staff summarized required parking, noted the site would provide more green space than prior approvals on the developed eastern lot, and recommended conditions. Board members discussed a 25‑foot buffer versus the 35‑foot industrial‑to‑residential buffer in code; staff and engineering agreed to finalize an appropriate buffer and other technical conditions. The board granted the application subject to engineering concurrence and the staff‑listed conditions, including the waiver of sound‑attenuation fencing where applicable.
