Board allows restaurant at Motor Parkway OTB to operate independently and extends hours

The Islip Planning Board approved a request to modify covenants for the Quadrangle Properties site at 690 Motor Parkway so that the on‑site restaurant may operate independently of the off‑track betting (OTB) facility and run hours aligned with neighboring establishments.
Steven Loquadro, representing Quadrangle Properties and Suff olk Regional Off‑Track Betting, said the requested hours are Monday–Thursday 11 a.m. to 9 p.m., Friday–Saturday 11 a.m. to 11 p.m., and Sunday noon to 9 p.m. He said the change is intended to make a restaurant there commercially viable; board staff said the hours are consistent with surrounding uses.
Planning staff recommended moving forward and noted the proposed hours are consistent with prior approvals in similar commercial contexts; the board voted to grant the modification subject to conditions worked out with staff.
Motion: Mr. Brown moved to close the public hearing and grant the application subject to staff conditions; the motion was seconded and carried.
