Commission backs East View 11th preliminary plat for small commercial lot

The Dilworth Planning Commission voted to forward a recommendation to the City Council to approve the East View 11th preliminary plat, which splits part of an existing parcel to create a 105-by-150-foot commercial lot to support a new storefront in the rail district.
Payton Masterodon Lorson summarized the plat as straightforward: the lot will gain access from 15th Street Northeast, a shared-access agreement is reflected on the plat and the parcel will support one or multiple commercial tenants depending on demand. Applicant Lance explained the access design was moved north to avoid traffic conflicts and that the lot separation was needed to create two separate buildings and parking configurations.
Commissioners had no public opposition and moved to recommend approval, contingent upon meeting city regulations and recording a shared utility and access agreement for the newly created lots. The motion passed by voice vote.
Next steps: staff will forward the recommendation to City Council and the applicant will pursue required permits and plat approvals.
