Dan (staff member) said required public notice was provided and that the plat complies with applicable plat criteria; the plat identifies a 1.91‑acre park tract and a 0.34‑acre tract for a freestanding pylon sign adjacent to I‑25. Andrea, an NES consultant representing the applicant Tom Blanc of Forest Lakes LLC, said the park is nearing construction completion and that the platting is a technical action to allow transfer of ownership and maintenance responsibility to the district.
Commissioner Egley noted a page in the staff report that mistakenly stated El Paso County maintained a local road; staff corrected that the street in question is a Town of Monument street. There were no public commenters on the item.
A motion to recommend approval, based on the staff findings of fact, passed on roll call: six in favor, none opposed. The recommendation will move to Town Council for final action; the plat itself does not authorize new uses beyond previously approved PUD and sign approvals.
