The East Cocalico Township Board of Supervisors on June 20 adopted Resolution 20245 granting final subdivision and land‑development approval for the Villages at East Cocalico, a project proposing five single‑family detached homes, 118 townhouses and a community center on South Money Creek Road.
Mike Riner, who introduced the resolution and reviewed outstanding review‑letter items and prior waivers, told the board he had re‑reviewed earlier relief and the revised plan and said he was comfortable with the outstanding issues. "I personally... I like it... I can't wait to drive through it and check it out," Riner said during his presentation.
Board discussion noted the project’s long review history, prior waivers granted by earlier boards and several outstanding items captured in township and consultant review letters. Supervisor Jeff announced that he would recuse from the vote because of an on‑again/off‑again business relationship with the developer and the board recorded a written disclosure for the minutes. Jeff said, "I will be recusing myself from this vote," and did not participate in the final tally.
After a motion and second, the board voted to adopt Resolution 20245 and grant final plan approval. The resolution and staff presentation cite access from South Money Creek Road and a planned extension to the adjacent development’s road network; a waiver for vertical curb specification to permit a typical standard curb was also noted in staff materials.
The decision completes the township’s final‑plan review for the Villages at East Cocalico but does not substitute for building permits, required security postings or conditions listed in the township engineer’s review. The board recorded the recusal and directed that the disclosure be included in the meeting minutes. The developer may proceed with required post‑approval steps, including financial securities and construction permitting.
